I hope you are all well. This is just a friendly reminder regarding construction or structural changes carried out on our properties.
Even if a modification has been approved by the Community during the AGM, this approval does not replace the mandatory building permit (Licencia de Obra) required by the Ayuntamiento (Town Hall).
Each property owner is personally responsible for ensuring that their renovation or construction work complies with municipal regulations.
Examples of works that normally require a municipal permit include:
- Glazing or enclosing terraces and porches
- Extending terraces or building porches
- Changing railings or façade elements
- Building casitas, storage rooms or structural additions
- Installing private swimming pools
- Any modification that alters the façade or increases built surface
Community approval only confirms that neighbours agree with the aesthetics and impact, but the legal permit must still be requested directly from the Ayuntamiento.
We kindly ask all owners who have made or plan to make modifications to check that their documentation is up to date, in order to avoid any legal issues with the Town Hall.
