The third point is that we have received approval to place new containers and recycling bins on Calle Castillo Del Rio and    Calle Castillo De L Torre Grosa    . I will send a reminder, as this matter is urgent but it goes slowly.

As you may have noticed, the Ayuntamiento has cleared our large park located on Calle Castillo De L Torre Grosa . The workers have already started the work. New lamps will be installed, and I have also requested that all old and damaged benches be replaced. I hope this will also be carried out.

Starting from January 1st, 2026, we will begin locking all technical rooms that were previously under the municipality’s responsibility. This applies only to the electrical technical rooms and the water technical rooms.

We will start this work on Calle Castillo del Rio 19 and Calle Castillo del Rio 17. Further instructions and information will be provided on our Facebook page and here in due course.

Good morning

I hope you are all well. This is just a friendly reminder regarding construction or structural changes carried out on our properties.

Even if a modification has been approved by the Community during the AGM, this approval does not replace the mandatory building permit (Licencia de Obra) required by the Ayuntamiento (Town Hall).

Each property owner is personally responsible for ensuring that their renovation or construction work complies with municipal regulations.

Examples of works that normally require a municipal permit include:

• Glazing or enclosing terraces and porches
• Extending terraces or building porches
• Changing railings or façade elements
• Building casitas, storage rooms or structural additions
• Installing private swimming pools
• Any modification that alters the façade or increases built surface

Community approval only confirms that neighbours agree with the aesthetics and impact, but the legal permit must still be requested directly from the Ayuntamiento.

We kindly ask all owners who have made or plan to make modifications to check that their documentation is up to date, in order to avoid any legal issues with the Town Hall.

As you are aware, one of the main roles of the administrator is to advise the Community of Owners on all legal issues that might affect it, as well as the regulations and obligations that must be met, and in this case, we need to inform you that it is mandatory for the community to contract the Coordination of Business Activities.

We are all aware that it is mandatory to produce a report on the Prevention of Occupational Hazards and a Risk Assessment of communal areas for communities who contract workers, and for several years there has been talk in the sector about whether or not it is also necessary to to do this in communities that do not have contracted workers and who have services contracted via companies, with many rulings in district and high courts for and against this obligation, which have not made it clear how to act.

This situation has been clarified via a recent Ruling of the Supreme Court (486/22) which creates case law and confirms that it is mandatory to carry out this Risk Assessment of communal areas and Coordination of Business Activities for all communities of owners, whether or not they have directly contracted workers (exchange of information between the community of owners and the service company regarding risk prevention), it being possible to impose sanctions on the community if this is not complied with.

You are invited to be proactive by going along to sign an organised petition to make a complaint about the waste management in Orihuela Costa, which will be presented to the Preliminary Meeting held by the Mayor in Orihuela. Simply turn up and someone from PIOC will be there to help you sign the petition form ... It`s as simple as that!
