Estimados propietarios, 

Enviamos este correo para solicitar de su colaboración ya que últimamente se ha visto acumulación de basura, animales muertos, heces, desechos etc en la calles internas y comunidad en general.

Por favor asegúrese de que su propiedad se encuentre en buen estado para evitar la propagación de plagas, ahora con los vientos es muy notorio toda la suciedad que vuela hacia las viviendas, terrazas y patios.

También rogamos a los propietarios que tienen mascotas que eviten que sus gatos / perros defequen en otras propiedades.

Solicitamos actúen lo antes posible durante esta semana, ya que el comité ejecutivo se verá en la necesidad de contratar una empresa de limpieza para que lleve a cabo estas labores URGENTES y los costos serán cargados a los propietarios responsables.

We are sending this email to request your cooperation, as there has been a recent accumulation of rubbish, dead animals, faeces, waste, etc. on the internal streets and in the community in general.

Please ensure that your property is in good condition to prevent the spread of pests. With the current winds, it is very noticeable how much dirt is blowing into houses, terraces, and patios.

We also ask owners who have pets to prevent their cats/dogs from defecating on other properties.

We request that you act as soon as possible during this week, as the executive committee will be forced to hire a cleaning company to carry out these URGENT tasks and the costs will be charged to the owners responsible.

Estimados propietarios,

Nos ponemos en contacto con ustedes en relación con un problema serio y creciente en nuestra comunidad: las palomas que anidan y contaminan zonas interiores de los edificios, incluidos patios y huecos de ventanas. Lamentablemente, el problema no se limita a una sola vivienda, sino que afecta a varios apartamentos en los seis edificios de la comunidad (288 apartamentos), en algunas zonas más que en otras.

Hemos recibido quejas y también contamos con pruebas fotográficas que muestran que las palomas están anidando en huecos de ventanas y zonas protegidas. En algunos casos, esto ya ha provocado condiciones insalubres e incluso aves muertas dentro de los patios, lo cual es inaceptable desde el punto de vista de la salud y la seguridad.

 

1) Por qué los “pinchos” actuales no funcionan

Como pueden ver en las fotografías adjuntas, en varios puntos los pinchos antipalomas han sido instalados de forma incorrecta:

• los pinchos no cubren toda la longitud del alféizar o hueco de la ventana,

• quedan espacios libres donde las palomas pueden posarse y anidar,

• en algunos casos, las palomas se colocan detrás de los pinchos, lo que los hace ineficaces.

Para que los pinchos funcionen correctamente, deben instalarse de manera continua, cubriendo toda la superficie donde las aves podrían posarse, de forma que no quede ningún espacio libre entre secciones.

2) Solicitud a los propietarios (acción inmediata)

Si su vivienda presenta actividad de palomas en alféizares, huecos de ventanas o patios, les solicitamos amablemente que:

• adquieran pinchos antipalomas adecuados (existen opciones de buena calidad disponibles en Amazon), y

• los instalen correctamente, asegurándose de que cubran completamente toda la superficie del alféizar o hueco, sin dejar espacios.

Esta es una medida práctica que los propietarios pueden adoptar de inmediato para reducir el problema en su propia vivienda, mientras la comunidad trabaja en una solución estructural más amplia.

3) Qué está haciendo la Comunidad

Paralelamente, la Comunidad está evaluando la situación en los seis edificios y analizando la solución más eficaz a largo plazo, ya que en muchos casos las palomas anidan en elementos arquitectónicos comunes (cubiertas, aleros, cavidades y huecos).

Este problema debería haberse abordado y priorizado hace tiempo, y por ello ahora estamos afrontando las consecuencias de años de falta de actuación: las aves se han establecido y la situación se ha agravado.

Mantendremos informados a los propietarios tan pronto como dispongamos de los resultados de la inspección técnica y de los presupuestos para las medidas a nivel comunitario.

4) ¿Necesitan asesoramiento o ayuda?

Si necesitan orientación sobre:

• qué tipo de pinchos adquirir,

• cómo instalarlos correctamente (cobertura completa y sin espacios),

• o desean informar sobre un punto donde exista anidación,

Por favor, contacten con la administración o conmigo directamente por correo electrónico. Les apoyaremos y coordinaremos la información para poder resolver este problema de forma eficaz.

Dear Owners,

We are contacting you regarding a serious and growing issue in our community: pigeons nesting and contaminating areas inside the buildings, including patios and window recesses. Unfortunately, the problem is not limited to one apartment — it affects multiple apartments across our six buildings ( 288 apartments) in some areas more than others.

We have received complaints and we also have photographic evidence showing that pigeons are nesting in window recesses and sheltered areas. In some cases, this has already led to unsanitary conditions and dead birds inside patios, which is unacceptable from a health and safety perspective.

1) Why current “spikes” are not working

As you can see from the attached photos, in several locations the bird spikes have been installed incorrectly:

• the spikes do not cover the full length of the window ledge/recess,

• gaps remain where pigeons can still land and nest,

• in some cases pigeons sit behind the spikes, making them ineffective.

For spikes to work, they must be installed continuously, covering the entire landing surface so there is no space for pigeons to land between sections.

2) Request to owners (immediate action)

If your apartment has pigeon activity on window ledges, recesses, or patios, we kindly request that you:

• Purchase suitable bird spikes (good quality options are available on Amazon), and

• Install them correctly so they fully cover the entire ledge/recess area, without gaps.

This is a practical step that owners can take immediately to reduce the problem in their own unit while the community works on the broader structural solution.

3) What the Community is doing

At the same time, the Community is assessing the situation across all six buildings and is currently evaluating the most effective long-term solution, because in many cases the birds are nesting in shared architectural areas (roofs, eaves, cavities and recesses). This issue should have been addressed long ago and should be prioritised , that’s why we are now facing the consequences of years of neglect — birds have become established and the situation has escalated.

We will keep owners informed as soon as we have the technical inspection results and quotations for community-level measures.

4) Need advice or help?

If you need guidance on:

• what type of spikes to buy,

• how to install them properly (full coverage and no gaps),

• or you want to report a nesting location,

Dear all,

Further to the ongoing CCTV project, please note the following.

1) Legal compliance and privacy

We will design and operate the system strictly in line with applicable law and data-protection requirements. The cameras will be positioned and configured to avoid recording private villas or private areas. We are not interested in filming any private villas, whether they belong to our community or to the private properties on Calle Castillo del Río 17 ( new buildings 2025 ).

2) Private villas

If any villa owners wish to have CCTV coverage specifically for their own private property, this is a separate matter and should be arranged and financed privately by the villa owners themselves.

3) Purpose and scope of the community CCTV

The community CCTV is focused on safety and security in the areas that affect residents and the public, specifically:

  • the dark, unmonitored parking areas behind Castillo del Río 19, where people park their cars ( high risk for criminal activities );
  • the garage access/entrance to the community garages located on the side of the apartment building;
  • the technical rooms located on the sides of the apartment blocks;
  • the container / waste area, to identify and prevent improper dumping of rubbish and to support better cleanliness and compliance.

We will also apply technical measures (e.g., camera angles and privacy masking where necessary) to ensure that private areas are not captured.

4) Please avoid speculation and use official channels

Additionally, I kindly ask everyone to stop speculating and forwarding incorrect information to other neighbor's, including people who may not follow our official channels (website and community pages). This creates unnecessary concern and takes significant time away from addressing real tasks, as I then have to correct information that does not reflect the facts.

As stated, if you have questions or concerns, please contact me directly. I am the project lead for this CCTV installation and the primary point of contact. If you prefer not to contact me, you may contact the administration, and they will forward your questions, complaints, or concerns to me. You will receive a reply through the same channel.

Proyecto de CCTV – Cumplimiento, Privacidad, Alcance y Comunicación Oficial

En relación con el proyecto de instalación de videovigilancia (CCTV), les informamos de lo siguiente:

1) Cumplimiento legal y privacidad

El sistema se diseñará y gestionará estrictamente conforme a la normativa aplicable y a las obligaciones de protección de datos. Las cámaras se colocarán y configurarán para evitar la captación de villas o zonas privadas. No tenemos ningún interés en grabar villas privadas, ni las que pertenezcan a nuestra comunidad ni las de las propiedades privadas en Calle Castillo del Río.

2) Villas privadas

Si los propietarios de villas desean una videovigilancia específica para su propiedad privada, se trata de un asunto independiente que deberán organizar y financiar de forma privada los propios propietarios.

3) Finalidad y alcance del CCTV de la comunidad

La videovigilancia de la comunidad está orientada principalmente a la seguridad y tranquilidad en las zonas comunes y áreas de interés general, en concreto:

  • las zonas oscuras y sin vigilancia detrás de Castillo del Río, donde se aparcan vehículos;
  • la entrada/acceso a los garajes comunitarios situada en el lateral del edificio de apartamentos;
  • los cuartos técnicos situados en los laterales de los bloques;
  • la zona de contenedores/residuos, para identificar conductas incorrectas (vertidos, abandono de basura) y mejorar la limpieza y el cumplimiento de normas.

Además, se aplicarán medidas técnicas (por ejemplo, orientación de cámaras y, si procede, enmascaramiento de privacidad) para garantizar que no se capten zonas privadas.

4) Evitar especulaciones y usar canales oficiales

Asimismo, les ruego que dejen de especular y de difundir información incorrecta a otros vecinos, incluyendo a personas que quizá no siguen nuestros canales oficiales (web y páginas de la comunidad). Esto genera una preocupación innecesaria y me quita mucho tiempo, ya que después tengo que corregir información que no se ajusta a la realidad.

Como se indica, si tienen preguntas o inquietudes, por favor contacten conmigo directamente. Soy la responsable y coordinadora del proyecto de instalación de CCTV y el punto de contacto principal. No es necesario que usted este en su vivienda ya que el servicio se realizará en áreas comunitarias.

Cleaning and Improvements in the Large Park

As you may have noticed, the Ayuntamiento has cleared our large park located on Calle Castillo De L Torre Grosa . The workers have already started the work. New lamps will be installed, and I have also requested that all old and damaged benches be replaced. I hope this will also be carried out.

Locking of Technical Rooms

Starting from January 1st, 2026, we will begin locking all technical rooms that were previously under the municipality’s responsibility. This applies only to the electrical technical rooms and the water technical rooms.

We will start this work on Calle Castillo del Rio 19 and Calle Castillo del Rio 17. Further instructions and information will be provided on our Facebook page and here in due course.

Construction Rules

Dear neighbours,

Good morning 🌅

I hope you are all well. This is just a friendly reminder regarding construction or structural changes carried out on our properties.

Even if a modification has been approved by the Community during the AGM, this approval does not replace the mandatory building permit (Licencia de Obra) required by the Ayuntamiento (Town Hall).

Each property owner is personally responsible for ensuring that their renovation or construction work complies with municipal regulations.

Examples of works that normally require a municipal permit include:

  • Glazing or enclosing terraces and porches
  • Extending terraces or building porches
  • Changing railings or façade elements
  • Building casitas, storage rooms or structural additions
  • Installing private swimming pools
  • Any modification that alters the façade or increases built surface

Community approval only confirms that neighbours agree with the aesthetics and impact, but the legal permit must still be requested directly from the Ayuntamiento.

We kindly ask all owners who have made or plan to make modifications to check that their documentation is up to date, in order to avoid any legal issues with the Town Hall.
